For a standard residential purchase in England & NI: 0% up to £125,000, 2% from £125,001–£250,000, 5% from £250,001–£925,000, 10% from £925,001–£1.5m, and 12% above £1.5m. Tax applies to the slice of the price in each band.
First-time buyers pay 0% up to £300,000 and 5% on £300,001–£500,000. Above £500,000 the standard rates apply with no first-time-buyer relief.
Buying an additional property adds a 5% surcharge on top of the standard rate in every band.
How Stamp Duty (SDLT) Works
Stamp Duty Land Tax is charged on property purchases in England and Northern Ireland (Scotland and Wales have their own LBTT and LTT). It is a "slice" tax: you pay each band's rate only on the portion of the price that falls in that band, not the whole price.
